Staging Occupied Homes

Consultation + DIY ‘Home Prep Plan’ - $300

Our MOST popular DIY Home Prep-Plan includes a 2-hour 'walk and talk'  style consultation, PLUS a detailed written report for you to follow.   This is good for occupied homes and clients who are willing to carry out the project on their own, but need a little professional expertise and guidance to do so. We’ll start at curb appeal and will cover your home, room by room, following our 8-step staging process: addressing decluttering and neutralization, lighting and paint, furniture placement and accessories shopping/rental list, plus cosmetic enhancements for maximum ROI. We’ll leave you with a detailed and customized report with all the tools and tips you’ll need to get your home market-ready on your own.

Staging Day Packages:

Silver Staging ($550):

The half day ‘mini-makeover’ package is for homes that need a little attention and expertise or are less than 2,000 sq. feet. We will spend up to 4 hours at your home, with over an hour of planning-prep time, helping you transform the main areas of your home, using what you already have.

Gold Staging ($850):

The ‘one-day-makeover’ package is for homes that need a little more attention and expertise, or are over 2,000 sq. feet. We’ll spend up to 7 hours at your home, with over 2 hours of planning-prep time, creating focal points, rearranging the furniture and accessories to fully transform and style your space. We’ll try to use as much of what you already have, depending on the style and condition of the pieces.

Platinum Staging (Varies):

The ‘Open-House Ready’ package takes the stress out of the home listing and is perfect for the home that is about to go onto the market. We’ll do all it takes to transform your place into buyers’ dream. Since having a high quality enticing photos of the home online is essential to the home selling process, your house will be fully staged and open house-ready before those professional photos are taken.

*Staging days require 50% deposit to hold the day, the remaining balance to be collecting on the day of staging. The prices are for staging services only and do not include furniture/accessories rental fees.


Staging Vacant Homes

Vacant & Model Homes

Most buyers are unable to connect to empty homes and visualize its full potential without staging. With nothing else to focus on, they cannot help but focus on the negatives of the home. We specialize in vacant and model home staging and have a solution for each home. We’ll start with a free home assessment consultation, where we discuss your expectations, furniture and accessory buy/rental options to showcase your home. After the assessment, we’ll provide a quote for the project. Because all homes are unique, pricing varies greatly depending on the size, location and the luxury level desired.              

Investors and Builders Package

We’ll work with homeowners, builders and investors throughout the construction process of custom homes, or at different stages of the building process. It can be a contentious process, with detailed work from start to finish, or we can just help you with the selection of the permanent fixtures, such as flooring, kitchen and baths, to help you stay on trend and bring the wow-factor into the home. We’ll finalize the work with a staging day of furniture and accessory placement to make the property come to live.
